Property maintenance worksheet
Commercial Storm Drain Maintenance Record
Quick use: Use this worksheet to build a repeatable record for private catch basins and storm drains before rain exposes a weak low point. It helps property managers describe the site without guessing what is happening underground.
Map the drainage assets
- Count and label catch basins, trench drains, low-point grates, sumps and visible cleanouts.
- Record the nearest door, loading area, tenant space or landmark for each asset.
- Mark drains that appear to share the same flow route.
Notes:
Record observable conditions
- Date, weather and whether water was active or the site was dry.
- Visible sediment, gravel, leaves, litter, staining, damaged grates or settled pavement.
- Which locations pond first, drain slowly or repeat after prior cleaning.
Notes:
Prepare access and service history
- Gate codes, truck staging, overhead clearance, delivery windows and parked-equipment constraints.
- Last known cleaning, jetting, camera inspection or repair date.
- Photos from a safe surface position; never remove heavy lids or enter drainage structures.
